Can I, as a foreigner, buy a villa in Bali for personal ownership?

Yes, foreigners can own property in Bali through:

Freehold ownership – permanent ownership of the land and building, which is the case with our project Ecco Village Bali, as we have established an Indonesian company (PT PMA).

Leasehold – a long-term lease, typically from 25 to 99 years, with ownership rights contractually protected and transferable.

  • To establish the company, a passport and power of attorney are required (minimum 2 people: Commissioner and Director)
  • Tax number assignment

  • Possibility to open bank accounts: corporate, personal, credit card
  • Cash withdrawals available at the bank
  • Option to maintain an account in EUR
  • Income tax is 10%
  • Property sale tax: 5% paid by the buyer, 2.5% paid by the seller
Can I rent out my villa when I’m not using it?
Absolutely. You can enjoy your villa for your own holidays and rent it out to tourists for the rest of the year.

If you don’t want to handle the rental process yourself, we offer a full-service solution – from cleaning and maintenance to complete rental management. You won’t have to worry about a thing.

How does the villa purchase process work?

The entire process is simple and transparent. Once you express interest, we’ll prepare a freehold purchase agreement, explain all legal steps, and assist with the necessary paperwork. A legal representative is also available to ensure the entire process complies with Indonesian law.
